The villa holds 11 people in 5 bedrooms comfortably, there is one spare fold down bed for one further person plus a baby in the cot/crib supplied.

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.

The villa is only 12 minutes from Walt Disney World. Sea World is 20 minutes away and Universal studios/Islands of Adventure are 25 minutes away. This is one of the major reasons this is such a sought after area. After a long day at the Parks you can get the children home and into bed in a matter of minutesand then you can enjoy a relaxing swim in our private pool. Highlands Reserve Golf Club is a mere 3 min drive from the villa.

The villa has an idealistic south facing pool for all day sunshine. No need to keep moving those loungers around to catch the sun.

Directions and the combination code for the key box at the villa will be sent to you on receipt of payment of the final balance 10 weeks before your arrival.

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required.

The villa is well equipped for small children. The villa comes complete with a cot and highchair, as well as having a safety fence to prevent children venturing out to the pool un-detected.

For young children there are a selection of toys, games, playstation 2 and videos. For the older children and the adults there is a fully equipped air-conditioned games room including a 7 foot pool table and electronic darts

The pool can be heated (by agreement) for additional cost as indicated on the booking form. We would recommend pool heat from October through to May. The pool is heated to the maximum temperature allowed under Florida law (85°).

The villa is minutes from a new 24 hour Walmart Store located 2 miles north on the US27. In addition there is a Publix store approx 1 mile from the villa along with a chinese and pizza take aways. There is also a wide variety of stores on Highway 192.

There is a wealth of restaurants on Highway 192 which is 5 minutes away. There are also a large selection of restaurants and fast food outlets at the US27/ I4 intersection approx 2 miles south of Hampton Lakes

Hopefully you will not need this, but for peace of mind there is a 24 hour pharmacy 2 minutes south on Highway 27.

The house is professionally cleaned prior to your arrival and the pool and garden are tended to weekly.

Absolutely not! We offer a games room, DVD's ,Videos, pool equipment, gas barbeque and a range of baby equipment (such as high chair/cot) ... all of which are included in the price of the villa.

Completing the on-line booking form is the most convenient way but you can also email/phone or write if you prefer.

We have access to similar quality housing within the Hampton Lakes area and will happily direct you to the owners.We can also arrange additional villas near to our own for larger family groups etc
